Our Plan Assessors will calculate the energy efficiency and carbon emissions figures of the proposed building. This is based on your plans and specification details. It involves two distinct stages:

Stage 1: The 'design' stage. Your Inspector will require the SBEM report along with your Building Control Application. Without the SBEM report, it is unlikely that your BCO/AI will allow building to commence.

Stage 2: The 'as-built' stage. This is required when the building is completed. Midland EPC will provide the second half of the SBEM in order for your BCO/AI to sign-off the structure. Without a relevant SBEM report, it is unlikely that the building will be released from Building Control.

The Compliance Checklist for SBEM Calculations to meet the required Building Regulations Standards as laid out in Appendix A of Part F2A are as follows: 

  • The Building Emission Rate (BER) must be less than or equal to the Target Emission Rate (TER) at both the Design and As-Built stages.
  • The Fabric U-values and heating/hot water systems must meet the minimum standards.
  • Limit the effects of solar gain in summer.
  • Quality of design, construction and commissioning.
  • Provision of information in relation to a building log book.
