From 1st October 2008, all rented and social housing will require an

Energy Performance Certificate.

From 1st October 2008, you will require an E.P.C if you rent a property out. Any properties already being let before this date, will not require an E.P.C until the property changes tenant. Once a rented property has an E.P.C, it will not need to be renewed for 10 years, regardless of a change of tenant.

The landlord is responsible for making sure an E.P.C is made available to any prospective tenant. Landlords or Letting Agents that dont have a valid E.P.C risk being reported to Local Trading Standards and also the Office of Fair Trading. Penalties include fines of up to £5000 and loss of the right to operate.

SOCIAL HOUSING

Midland can provide E.P.C's for Social Housing organisations such as Local Authorities and Housing Associations. We can supply Energy Performance Certificates on an individual basis or using the recognised sampling methodology.

EPCs required for the construction, sale or rent of buildings other than dwellings with a floor area over 10,000 m2.

1 July 2008

EPCs required for the construction, sale or rent of buildings other than dwellings with a floor area over 2,500 m2.

1 October 2008

EPCs required on the sale or rent of all remaining dwellings
EPCs required on the construction, sale or rent of all remaining buildings other than dwellings.
Display certificates required for all public buildings >1,000 m2.

4 January 2009

First inspection of all existing air-conditioning systems over 250 kW must have occurred by this date.

4 January 2011

First inspection of all remaining air-conditioning systems over 12 kW must have occurred by this date.
