LANDLORDS ENERGY PERFORMANCE CERTIFICATES EXPLAINED.......

From 1st October 2008, Landlords will require an Energy Performance Certificate (EPC) when they rent out a property. Any landlords renting before this date will not require an E.P.C until the property changes tenant. Once a landlords rented property has an EPC, it will not need to be renewed for 10 years, regardless of a change of tenant.

 The landlord is responsible for making sure an EPC is made available to any prospective tenant. Landlords or Letting Agents that don't have a valid EPC risk being reported to Local Trading Standards and also the Office of Fair Trading. Penalties include fines of up to £5000 and loss of the right to operate.
